Extensions and renovations in Putney
Prohaus builds extensions, carries out structural alterations and renovates homes in Putney, working from our base in nearby Kingston upon Thames. Recent Putney projects include a large glazed extension and full renovation on Upper Richmond Road, a rear extension at Montolieu Gardens and structural alterations on Florian Road. Rear and side extensions start from £60,000 plus VAT.
From Victorian terraces to large family houses
Putney’s housing runs from Victorian terraces around the Lower Richmond Road and Deodar Road to Edwardian houses further south, 1930s homes towards Putney Heath and larger detached and semi-detached houses along the Upper Richmond Road. Terraced streets bring shared walls, limited parking and tight rear access, and we plan for those from the first visit rather than discovering them on day one.
Upper Richmond Road: major extension and renovation

A full-width rear extension to a large family house, with floor-to-ceiling frameless glazing opening onto a stone terrace set with walk-on glass rooflights. Inside, the house was renovated throughout: herringbone oak floors, a living space with a suspended fireplace, panelled bedrooms and feature bathrooms with concealed lighting.

Montolieu Gardens: rear extension and open-plan kitchen
A single-storey rear extension to a period semi-detached house, with slim-framed sliding glazing under an external canopy. It created an open-plan kitchen, dining and living room with a rooflight, and the project included a new cloakroom.

Florian Road: structural alterations and interior renovation
Structural work and a full interior renovation. The old staircase was replaced with a new timber staircase, large glazed units were lifted into place by crane, and the ground floor was reworked around a kitchen that opens onto a planted courtyard.
Rear and side return extensions
On Victorian terraces, a side return extension combined with a rear extension is often the way to turn a narrow galley kitchen into one family room.
Loft conversions
Rear dormers and mansards that suit Putney’s Victorian and Edwardian rooflines and add a bedroom and bathroom.
Structural alterations and renovations
Removing load-bearing walls, new steelwork, new staircases and complete refurbishments, as at Florian Road.
Aluminium glazing
Frameless and slim-framed sliding doors and architectural glass, as at Upper Richmond Road and Montolieu Gardens.
Timber sash windows
Hardwood sash windows matched to the original proportions, which matters on streets in a conservation area.
Kitchens, bathrooms and bespoke joinery
Complete kitchen and bathroom projects, fitted wardrobes, shelving and window seats built to measure.
New builds
Residential new builds coordinated from approved drawings through to final handover.
Guide prices
Guide prices reviewed September 2026. Starting figures for a straightforward project, excluding VAT. Structural work, glazing specification and access on terraced streets all affect the final figure, which we confirm in a written, itemised quotation.

Putney is in the London Borough of Wandsworth, which handles planning applications and building control for the area. Wandsworth has 46 conservation areas, and a good number of them are in and around Putney.
Conservation area status can restrict some permitted development rights, and an Article 4 Direction can remove further rights, so the planning position depends on the individual property and what you want to build. Outside those restrictions, many single-storey rear extensions fall within permitted development: as a guide, up to 3 metres on a terraced or semi-detached house, or up to 6 metres through the prior approval process, which is not available in conservation areas. Building regulations approval is needed either way.
We work with your architect and structural engineer from the planning stage and coordinate with building control through the build.

Frequently asked questions
Do I need planning permission for a rear extension in Putney?
It depends on the property and the design. Many of Putney’s streets are in a conservation area, where some permitted development rights are restricted, and some properties are also covered by an Article 4 Direction. Outside those restrictions, a single-storey rear extension within the permitted development limits may not need an application, though building regulations approval is always required. We check the position for your address before any design is fixed.
Can you build a side return extension on a Victorian terrace?
Yes. Side return extensions are one of the most useful projects on a Putney terrace, filling the narrow passage beside the back addition to widen the kitchen. They usually involve steelwork, a party wall notice and careful detailing where the new roof meets the neighbour’s wall.
How much does an extension in Putney cost?
Rear and side extensions start from £60,000 plus VAT and loft conversions from £50,000 plus VAT. Larger renovations start from £100,000 plus VAT. Your quotation depends on the structure, glazing and finishes.
How long does a rear extension take in Putney?
As a guide, 10 to 16 weeks on site for a single-storey rear extension. If a planning application is needed, Wandsworth Council’s target for a decision on a householder application is 8 weeks, and that time comes before work starts.
Do I need a party wall notice for work on a terrace?
Usually, yes. If the work falls under the Party Wall etc. Act 1996, such as building on the boundary, cutting into the shared wall or excavating near your neighbour’s foundations, notice must be served on the adjoining owner. If they consent in writing, no surveyor’s award is needed. If they do not, surveyors agree an award. We help you serve notice early.
How do you manage access and neighbours on Putney streets?
Parking and rear access are limited on many Putney roads, so we plan skip placement, deliveries and working hours before starting and keep the site tidy throughout. Neighbours are told what to expect before scaffolding goes up.
Can you replace sash windows in a Putney conservation area?
Yes. We make and fit hardwood sash windows that match the existing proportions and glazing bars. Whether consent is needed depends on the conservation area and any Article 4 Direction, which we check first.
