What we do

What a renovation can include

Every renovation is different, so the scope is agreed after a visit and set out in a written quotation.

01

Structural alterations

Removing load-bearing walls, new steelwork and reworking the ground floor, designed by a structural engineer.

02

New staircases

Replacing an old staircase, as at Florian Road in Putney.

03

Rewiring and replumbing

New electrics, heating and plumbing throughout, with certification arranged where the work requires it.

04

Kitchens and bathrooms

New kitchens, bathrooms and shower rooms as part of the wider work.

05

Floors, plaster and decoration

Herringbone and engineered floors, plastering, decorating and finishing.

06

Conversions

Reconfiguring space, including converting a building into flats where the design and approvals allow.

Period homes

Renovating older houses

Much of the housing across Kingston, Surbiton, Richmond, Putney and Barnes is Victorian, Edwardian or interwar. Older houses often hide earlier alterations, tired wiring or structural surprises, so we open up and investigate early and set sensible allowances in the quotation.

Listed buildings need listed building consent for work that affects their character, and conservation areas can restrict external changes. We check the position for your address before the design is fixed.

  • We coordinate electricians, plumbers, carpenters, bricklayers, tilers and decorators as one project team.
  • Prohaus Ltd was registered in 2015, and the team brings more than 20 years of residential building experience.
  • Every project runs under a written, agreed contract.
  • Completed work comes with a 1-year guarantee.
Structural work

Structural alterations and building control

Taking out a load-bearing wall, enlarging an opening or adding steelwork needs a structural engineer’s design and building regulations approval. Work on a shared wall may also need a party wall notice.

We work with your engineer, or introduce one we work with, and coordinate building control inspections through the build.

FAQ

Frequently asked questions

Can you take on a whole-house renovation?

Yes. We coordinate the trades as one programme so the work can be planned in sequence rather than managed as a series of disconnected jobs.

How much does a house renovation cost?

Larger renovations and conversions start from £100,000 plus VAT. The condition of the house, structural work and finishes set the final figure.

Do structural alterations need approval?

Yes. They need a structural engineer’s design and building regulations approval, and work on a shared wall may need a party wall notice.

Can we live in the house during a renovation?

It depends on the scope. For a whole-house renovation most families move out for at least part of the build. We discuss the phasing with you before work starts.

Do you work on period properties?

Yes. Our projects include period houses, such as the renovation of a Victorian terrace on Worple Way in Richmond.
